The agreed price for any land for sale in Thailand does not include the following expenses:
- Transfer fees — Typically, 2% of the appraised value
- Stamp duty — 0.5% of the appraised value/final price (whichever is higher)
- Specific business tax (SBT) - 3.3% of the registered (sale) value or appraised value
- Legal fees — A lawyer is required for due diligence and reviewing the contract
