Bangna-Trad in Bangkok: Strategic Choice for Investors in 2025

Bangkok's southeastern area is experiencing active development, with the Bangna-Trad district emerging as one of the most promising locations in 2024-2025.
The district's strategic importance stems from its location at the 7th kilometer of Bangna-Trad Highway, connecting the capital with the Eastern Economic Corridor (EEC) — a large-scale development project on the country's eastern coast. This government initiative continues to attract significant investment to the region, creating new jobs and stimulating infrastructure development.
Access to and for transport networks is being ensured by a developed communication network, which the government continues to actively invest in:
- Construction of the Bangna-Trad expressway from Bangkok to Chonburi
- Kanchanaphisek Ring Road connects to the north, south, and west of the city
- New Yellow Line metro is now running
- Suvarnabhumi Airport is implementing a 5-phase expansion plan covering the passenger terminal, concourse, and runway
- New projects include the LRT Bangna-Suvarnabhumi launch, the Bangna-Suvarnabhumi Airport line with 14 stations, and a high-speed rail
- Expansion of the railway line connecting 3 airports: Don Mueang, Suvarnabhumi and U-Tapao
Since 2022, Bangna-Trad has been leading in new real estate projects. The district attracts leading companies looking to relocate their headquarters from downtown to new high-tech offices. Here, the social infrastructure plays a vital role. It includes nearly 20 renowned international schools, including Concordian, VERSO, St. Andrews, and 11 private hospitals. The five major shopping centers create a modern urban space without having to face the typical traffic congestion in downtown Bangkok.
This active district development is reflected in land values. According to the Government Housing Bank, land values in the area from Sukhumvit to Suvarnabhumi, Lat Krabang, and Kanchanaphisek increased by 51.3% in Q4 2023, outpacing other Bangkok districts and adjacent zones.
