We sat down with the project team — Commercial Director Benjamin Williams, Sales Manager Gucci, and Rafael, General Manager of Michelin-awarded restaurant Jampa — to talk about the vision behind Tri Vananda, what makes it unlike anything else on the island, and why this is more than just a real estate project — it’s a way of life.

Alex Minak, Sunway Estates: Benjamin, tell us, where exactly is Tri Vananda located, and what makes it such a unique proposition, both for Phuket and Thailand as a whole?

Benjamin Williams, Commercial Director: Tri Vananda spans approximately 960,000 square meters, making it one of the largest low-density projects in Phuket. We’re strategically located: just minutes from the airport, close to Laguna, and top international schools. But what truly sets us apart is how little of the land is developed. Only 15% of the total site is allocated for residences and wellness facilities. The rest remains untouched: forests, natural lakes, parks, and green zones. Another key highlight is our partnership with Clinique La Prairie, a global leader in longevity and integrative wellness. Their first Southeast Asia hub will be right here at Tri Vananda.

Alex: Clinique La Prairie is a big name. That sounds ambitious. How exactly will their presence be integrated into the project?

Benjamin: Their integrated wellness center at Tri Vananda — the first of its kind in Southeast Asia — will bring together four core components:

  • The Holistic Center: yoga, meditation, traditional Eastern medicine, and acupuncture.
  • The Movement Center: an Olympic-size swimming pool for rehabilitation and training.
  • The Nutrition Center: an organic farm and personalized plans from certified nutritionists.
  • The Scientific Center: focused on neuroscience, cell therapy, and longevity innovations.

This combination is absolutely unique for Phuket. And more importantly, the only people who will have access to Clinique La Prairie’s facilities are our villa owners and wellness resort guests.

Gucci, Sales Manager: For Clinique La Prairie, it wasn’t just about building a facility. They personally visited the site before signing anything. They wanted to make sure that the land, the environmental standards, and even the vision and community we’re creating matched their own philosophy. Only after that did they agree to move forward.

Alex: The name «Tri Vananda» is quite unique. What does it mean?

Gucci: It comes from Sanskrit. «Vana» means forest, and «Nanda» comes from «Ananda», meaning long-lasting happiness. So Tri Vananda is «living in the forest, happily and for a long time». It’s more than just a poetic phrase; it’s the philosophy that guides everything we do.

Alex: What amenities are available to villa owners right now?

Gucci: The Community House is already open, a private space exclusively for villa owners. It includes a restaurant, a kids’ club called Twini, a private gym, and outdoor spaces for activities and events. In the future, residents will also have access to the full wellness infrastructure: the meditation center, botanical park, library, and, of course, the facilities of Clinique La Prairie. The estate also features 19 lakes, century-old trees, two organic farms, and 11 kilometers of hiking and walking trails. There’s even scientific research showing that «forest bathing» — walking through nature and breathing in its natural oils — can boost your metabolism more than jogging at the gym.

Benjamin: One important point: access only works one way. Villa owners can use all the wellness resort’s amenities, but guests of the resort cannot enter any of the private residential areas. And our residents also get access to our flagship property, Trisara, including one of the best beaches in Phuket.

Gucci: They can also enjoy both of our Michelin-recognized restaurants – Jampa here on-site and PRU over at Trisara. It’s a big plus for anyone who appreciates fine dining and a sustainable culinary experience.

Rafael, General Manager of Jampa: Jampa opened three years ago and recently retained its Michelin Green Star for the upcoming season. We’re fully committed to sustainability: fire cooking, zero waste, and local sourcing from our own farm or nearby producers. We’re also developing our own line of products, such as herbal teas, island-grown cocoa, and salt. Jampa is more than a restaurant; it’s a key part of the Tri Vananda lifestyle.

Alex: Sustainability is clearly a big part of the project’s DNA. How does that translate into everyday living?

Gucci: We follow biophilic design principles: trees are integrated into inner courtyards, and we use floor-to-ceiling glass, natural stone, and wood. Every room has a view, either over the forest or the lake. Roofs are designed to accommodate solar panels. The entire lake system is interconnected and filtered to the highest standards. We avoid harsh chemicals — instead, we use patented organic formulas to care for the landscaping and breathable, toxin-free materials in the villas. Car traffic is also minimized: each home has EV charging, and only resident vehicles are allowed inside. Visitors’ cars are checked at the main entrance.

Alex: You’ve clearly thought through the environmental footprint. Tell me more about the bees. That’s a charming detail.

Gucci: Last year, we introduced ten hives of stingless bees, and our first honey harvest was in November.

Alex: Stingless bees?

Gucci: Exactly. They only fly within a 200-meter radius, which means they can only survive where there’s already a thriving, diverse ecosystem. It’s a sign that the land is truly alive.

Alex: The estate is massive — 960,000 sqm — but you’re only building 70 villas. You could have easily done more while keeping the low-density concept. Why stop at 70?

Gucci: That was a conscious decision from Montara Hospitality Group, our parent company. They wanted to build something personal — not just commercial. A place they’d want to live in with their own families. From the beginning, it was about preserving the land, keeping the balance, and minimizing pollution. I remember my first time here — it felt like a real forest. We had no roads, no amenities. I came with the very first buyer, and we walked through the trees to the demo villas. He literally picked his plot by walking through nature and bought it right there. That’s how it all began.

Alex: What stage is the project at right now?

Benjamin: Phase 1 includes 30 plots; 11 have already been sold. Clinique La Prairie is scheduled to open in Q2 2026, and the villas will be ready around the same time. By 2027, we expect to be fully operational. Total project investment is 6.6 billion Thai Baht.

Alex: For someone interested in investing, what options are available?

Gucci: Villa owners can join our rental program once the wellness resort opens in 2026. We’ll handle everything from housekeeping, landscaping, and maintenance to sales and marketing. But to be honest, most of our buyers purchase to live here. Only about 20% plan to join the rental pool, and if they do, they’ll need to purchase the premium furniture package.

Alex: What do you see for the future of Tri Vananda?

Gucci: We envision a multi-generational community. Kids will see how fruit grows, watch butterflies, learn where eggs come from, and how mushrooms grow. These early memories — «I saw this when I was a child» — carry forward to the next generation. We’ll also have medical and wellness care for senior residents, so every generation is cared for. Tri Vananda is not just a real estate investment. It’s a space where nature, architecture, and people exist in balance. Where sustainability is lived, not just talked about. And where the philosophy of longevity becomes a part of everyday life.
