Botanica Modern Loft II - stylish modern villas by one of Phuket's best developers
A sequel to Botanica’s successful Modern Loft development returns with modern loft luxury villas at reasonable prices.
Botanica Modern Loft 2 is a new project by one of Phuket’s top premium villa developers - AAP Property (mostly know for their Botanica brand). It continues on success of one of their previous developments - Botanica Modern Loft (now sold out).
New phase consists of 54 plots on 22 Rai of land (~35,200 sqm). Individual plots vary from 440 to 605 sqm (a decent size for the price). It’s a gated community with 24-hours security, CCTV and professional management.
Overall the main concept that made the original Modern Lofts so popular is a combination of more-than-competitive prices and stylish, contemporary villas. It appealed to younger lifestyle buyers looking for something that’d suit their modern lifestyle more that the usual Thai-Balinese style villas. This new Modern Luxury design proved popular enough that the developer adopted it for their high-end Foresta and Forestqiue projects.

Modern Loft II offers 3 villa types:
- Type A: 3 bedrooms, 3 bathrooms; built-up area - 288 sqm.
- Type B: 3 bedrooms, 4 bathrooms; built-up area - 325 sqm.
- Type C: 4 bedrooms, 5 bathrooms; built-up area - 360-429 sqm.
All villas come with a 3.5x9 m swimming pool, terrace with sunken lounge, sun deck, carpark (1 spot for A and B types, 2 - for C).
