Overview
Kraam Sukhumvit 26 is a high-end condo on the coveted Soi Sukhumvit 26, with unique architectural design aimed to blend the best aspects of a single-family house and luxury condo living.
The project is locate on soi Sukhumvit 26, which, along with it’s neighbors soi 24 and 22, is considered one of the nicest neighborhoods in Bangkok, with its green leafy streets and vibrant cafes and shops. The location itself already makes Kraam worthy of consideration, but the developer - Nye Estate - went above and beyond with the building itself.
The project consists of a single 29-story tower, with only 128 units, ranging from 61-sqm 1-bedrooms to 228 sqm 4-bedrooms. It was designed by Bangkok’s renowned A49 architecture firm, with interiors and landscape developed by PIA Interior and PLA Landscape.
The name ‘Kraam’ means ‘home’ in Thai. The developer set out to provide the privacy and tranquility of a private home in the middle of hectic and energetic central Bangkok. To that end, the architects designed a very special floor layouts: in Kraam you won’t be sharing any walls with your neighbors. Cross-ventilation wells transect the 29-story high-rise along it’s entire height, creating additional space between the units. This space isn’t wasted: every apartment has a ‘yard’ space that can be used for storage, as an extra open deck, a home garden etc.. And of course the benefits of added privacy, sound insulation and natural ventilation are more than just gimmicks, contributing to the harmonious living experience.
Large, full-height windows fill the rooms with natural lights, while triple glazing further reduces noise and adds heat protection. In general, functionality had been the focus of the interior design: smart layouts minimize wasted or unusable space, ample storage and spacious rooms ensure the living experience close to living in a detached home. Kraam is built to last, using only the best materials and appliances. For instance, kitchens are outfitted with Gaggenau appliances, while TOTO sanitary ware and thermal control shower mixing valves have been imported for the bathrooms.
The project embraces the greenery of soi 26, connecting the treelined street to its own landscaped courtyard, with a preserved 100-year old flame tree serving as a centerpiece, visible from the lobby through a seamless glass wall.

Phrom Phong is one of Bangkok's most popular residential districts, known for its Japanese influences, rich restaurant and café scene, and some of the best shopping in Bangkok. For years, it has been the preferred residential area for wealthy Thai families and many Japanese expatriates in Bangkok, with other nationalities following suit in recent years.
On the main Sukhumvit road, just in 600 m from Kraam is BTS Phrom Phong, and around it - the trio of luxury lifestyle malls - Emporium, EmQuartier and upcoming EmPhere - comprising EmDistrict integrated development.
Soi Sukhumvit 26 is a scenic, tree-lined road with a residential feel. It stretches from Sukhumvit to Rama 4 Road, making it a convenient connecting road to the Lumpini-Wireless and Silom-Sathorn business districts.
