Overview
Mulberry Grove brand is MQDC’s lineup of super-luxury residence under the concept of “Intergeneration Living Community”. The idea behind it is to create living spaces and facilities that would help to bridge the gap between generations in families.
Mulberry Grove is one of the developments comprising The Forestias. It consists of 6 low-rise, low-density, high-end condos set against the beautiful tropical green at the heart of The Forestias.
The design draws from traditional Thai architecture to create modern, sustainable condos. Each unit comes with a spacious balcony (that can be opened up to extend the living room space), a smart home system and full kitchen.
Like with all MQDC projects, Mulberry Grove comes with 30 years warranty for the main structure.
The Forestias
The Forestias is the latest mega-scale mixed-use project, developed by MQDC on a giant plot of land on Bang Na-Trad road. It’s Bangkok's first luxury forest community property where residents can enjoy nature as part of an intergenerational community.
The project will include a commercial area, accessible to outsiders, that will include a state-of-the-art medical center, mall and a shopping galleria. The residential area will include 5 residential projects (3 towers of Whizdom condos, Mulberry Grove Condo, Mulberry Grove Villas, Aspen Tree Retirement Homes and Six Senses Residences), as well as Forest Pavilion clubhouse, Six Senses hotel and more.
The center of the project is occupied by 30-Rai tropical forest. The developer hired ecologists who designed the forest, selecting a lineup of plants and animals, introduced in stages to create a sustainable ecosystem.
The Forestias is Thailand's largest private sector property development project, spanning 398 Rai and valued at approximately US$ 3.8 billion.

The Forestias mega-development is located on Bang Na-Trad road in Bang Na area, ~7 km from Sukhumvit road.
Bang Na is one of the up-and-coming, actively developing areas of Bangkok. It’s known for it’s big conference center BITEC (Bangkok International Trade & Exhibition Centre), as well as Megabangna - one of the biggest shopping complexes in Thailand, comprised of over 400 stores, including Thailand’s first IKEA. Megabangna is located just in 1.5 km from The Forestias.
Also in the area are Central Bang Na and Seacon Square malls.
In the end of 2022, Bang Na will see the launch of MRT Yellow Line. The closest station - Si Lam MRT - will be located in 3 km from The Forestias. This same station may potentially become he intersection between Yellow line and BMA Bang Na - Suvarnabhumi line (the latter has just passed feasibility study stage in March 2022 and is currently undergoing project development).
Mulberry Grove itself is located in the center of The Forestias residential zone, with direct access to the forest in the center.
