Punyisa Oceana - beachfront living in exclusive designer chic villas on the coast of Andaman

Punyisa Oceana is a beachfront villa project located near Natai Beach in Phang Nga, comprising an exclusive collection of just 4 private residences.

It is the first beachfront project developed by Mary Pakamard—an architectural and interior designer with over 25 years of experience and a portfolio including some of Phuket’s most iconic projects. Among other things, Mary was involved in the development of Cape Yamu Beachfront Residence, a well-known ultra-high-end residential project in Phuket. She founded the Punyisa brand, which has since achieved a strong market response. Some of her projects have sold out in the first phase, with later phases selling at an even faster pace.

Following the Punyisa brand’s design philosophy, Punyisa Oceana embraces sustainable living and integrates advanced technologies with bespoke details to create the experience of a sanctuary. Every element, from the architecture and interiors to the furnishings, artwork, and accessories, is carefully curated to complement the home’s natural surroundings.

The villas also come with solar panels and smart home systems and are available in two types: Type A and Type B.

Type A

Type A offers a single-level layout with 6 bedrooms, 6 en-suite bathrooms, and 3 powder rooms—excluding the dedicated maid room, which also comes with its own bathroom. Additional features include a movie room and private gym. For leisure and relaxation, there is an indoor spa room as well as an outdoor sauna and ice bath. There is also parking for up to 3 cars.

Apart from the differences in plot and landscape sizes, the following types share the same layout:

• Type A1: Total plot size of 2,880.77 sq.m with a built-up area of 1,370.29 sq.m, landscape area of 1,510.48 sq.m, and two swimming pools (10 x 5 m and 20 x 6 m)
• Type A2: Total plot size of 2,883.11 sq.m with a built-up area of 1,370.29 sq.m, landscape area of 1,512.82 sq.m, and two swimming pools (10 x 5 m and 20 x 6 m)

Type B

Type B offers a 2-level layout connected by both a staircase and a lift. It features 6 bedrooms, 6 en-suite bathrooms, and 3 powder rooms, along with a maid room that has its own dedicated bathroom. The lower level includes a golf simulator, movie room, and private gym, while the upper level has a pilates room, spa room, sauna, and ice bath. There is also parking for up to 3 cars.

• Type B1: Total plot size of 1,492.66 sq.m with a built-up area of 1,792.40 sq.m, landscape area of 503.81 sq.m, and two swimming pools (16.5 x 4.5 m and 18.5 x 6 m)
• Type B2: Total plot size of 1,526.81 sq.m with a built-up area of 1,792.40 sq.m, landscape area of 537.96 sq.m, and two swimming pools (16.5 x 4.5 m and 18.5 x 6 m)
